Summer is the perfect time to give your property a thorough going over and complete a few simple maintenance jobs.

This is true whether you’re looking to sell your home or are planning on renting it out during the busy January/February rental season. Summer is the perfect time to look at these jobs. The weather is great, and you’ve got a golden opportunity to complete any work before the winter weather arrives and makes completing these tasks that much more challenging.

In this article, we’ll look at a few key areas to consider when planning your summer maintenance.

Air conditioning

The Australian summer can be brutal. With temperatures routinely climbing well over 30 degrees Celsius, having a powerful and fully operational air conditioning system is crucial to maintaining a comfortable environment. Checking out these appliances early is a simple and painless task, with the two biggest things to look at being refrigerant (the liquid inside the coils) levels and the fan itself.

If either of these components are not working as they should, you’ll find that even on full blast, your home will still be unbearably warm. You might be able to fix the fan yourself if it gets stuck or damaged, but any issues with the refrigerant – which you’ll be able to identify by the unit not working properly even if the fan is functional – may need some attention from an expert. As an added bonus, checking the filter on your unit can save you a significant amount on your power bill, so there’s no reason not to have a specialist pop over for a quick look, or to upgrade to a newer, more efficient model!

Another critical area to take a look at over summer is your property’s roof. Normal wear and tear can result in leaks or other damage that you’ll want to get addressed.
