In a recent article, we explored what makes November and December great times to buy property in Sydney. That piece focused on the buying side of things, but the pre-Christmas season also presents a wealth of opportunities for keen sellers.

This may come as a surprise to some, considering that early spring is typically considered the height of the market, where properties reach the highest prices. However, it's worth keeping in mind that above all else, Sydney's housing market is cyclical, and there's no telling what's just around the corner. We've seen a drop in clearance rates over the last few months, and while these rates are still at a very healthy level, there's no telling how long they'll stay still, or which way they'll go when they do move.

So, let's take a look at a few of the reasons sellers should consider listing in December or early January, along with some tips for getting the very best price for your property.

There are usually far fewer properties on the market as we arrive at the tail end of spring.

Selling in summer

Right off the bat, there are usually far fewer properties on the market as we arrive at the tail end of spring and the start of summer. For sellers willing to hold out, this means there is less competition, creating the potential for your property to generate more interest. There are always buyers keeping an eye on the market, so make sure your home is being well advertised.

One factor we touched on in part one of this series is that people like to get their business done before the holidays. For sellers, it's worth remembering that this holds just as true for buyers as it does for you.

In fact, the appeal of getting settled into a new home before Christmas can be even stronger for buyers. Attending open homes and auctions can be stressful, particularly if it goes on for a period of several months while waiting to find the perfect place. When buyers do find a property that ticks all the boxes, many will leap at the opportunity hoping to get things settled quickly. This is great news for both parties, as it means everyone involved gets to enjoy their holidays without having to think about buying or selling.

Your home will rarely look better than it does in summer! Your home will rarely look better than it does in summer!

Selling a home in summer

Finally, one of the most frequently overlooked aspects of selling a home in late spring or early summer is the weather. We all know how important it is to have a property looking spick and span prior to being photographed and especially before open homes. Even with the best efforts though, it's hard to make a Sydney property look much better than it will on a gorgeous summer's day!

This is where the pre-Christmas season can be your ally, providing potential buyers with a glimpse of the lifestyle that they'll be able to enjoy if they purchase your home. It's a powerful motivator, and smart sellers should be trying to make the most of it through clever staging and decoration. Wheeling the barbecue into a prime position outside and spicing your home's decor up with brightly coloured cushions are just a few ways to foster a summery vibe, and this can really make a difference when it comes to buyers falling in love with the place.
