3 top tips for a successful open home

There are plenty of different steps that you'll have to go through when selling a property, but one of the most important is undoubtedly the open home period. This is when you'll have potential buyers through the home for the first time, and the aim of the game is to get as many people as possible to fall madly in love with it. 

Some of this will come down to factors beyond your control, such as location or the current state of the market, but with the help of a great real estate agent, there are a few ways that you can make your open home as enticing as possible. Here are three of our top tips to achieve this.

We've talked about this concept before in previous articles, but it's well worth reiterating how important it is to 'de-personalise' a property before having potential buyers through. There are different degrees to which you can do this - you don't necessarily have to tear down all the family photos - but you do want to create an atmosphere that encourages people to imagine their furniture and artworks in every room. Create a sense of potential by decluttering, and get rid of any gaudy items that may distract from the overall look of the home. 

2. Cater to thorough inspectors

One common mistake that a lot of people make is to shove all of their clutter into that cupboard under the stairs. This may seem like a good way to create that blank canvas, but you have to assume that potential buyers will look through the entire house from top to bottom. That includes storage areas, so don't neglect them and make sure each nook and cranny is presented at its very best.

3.  Emphasise space

It might be hard to believe, but buyers aren't interested in your house because of the way that you've set up the living room. The TV, couches and any other accessories will likely be removed completely once you're gone anyway. What you need to keep in mind is that buyers are buying space, and the more of that you can show to them, the more likely they'll be interested in the property. It may be worth investing in a storage unit to keep your clutter and large furniture, and if you do go down that route you'll be able to easily check off all three of the tips we've discussed in this article!
