There’s another side to consider though, and that’s the perspective of people who might be buying or selling a brand new or recently renovated property. 1. Choose warm materials
As we touched on in part one, materials such as cork, slate and tile are coming back in a big way – especially in lighter, warmer and more inviting hues. These materials are a bit of a throwback to houses built during the 1960s through to the 1980s but don’t be fooled by the nostalgia, there’s still plenty of room to be modern. In fact, one of the big trends that we’re seeing with properties constructed over the last few months is exposed brick, which many architects predict to be a standout performer over the next few years.
Aside from visual appeal, a material like brick has a lot of other benefits as well. It’s strong, extremely weather-resistant and sustainable to manufacture, but just as importantly it is very easy to maintain. This is largely down to the fact that bricks don’t need to be repainted every few years, meaning that all you have to do to keep a property looking great is give them a clean every now and then.
2. Black is back
We’ll get to colour choices later on in this article, but first, let’s talk about black. Stark white spaces have been a favourite in recent years, especially in more functional spaces such as bathrooms and kitchens. This can be a great choice in certain situations, but a darker approach can be even more visually striking. All black kitchens, in particular, are a big talking point at the moment, but it’s important to keep in mind some of the potential pitfalls with pursuing this style.
The biggest discussion is which colours will dominate the coming 12 months.
First of all, going for an all-black look will always make space feel slightly smaller, so you’ll need to find ways to counterbalance this during the architectural design of a property. Lots of natural light is the easiest way to get rid of any claustrophobia, but if that isn’t an option then fixtures with bright, white LED lights will do a similar job. A black benchtop will always look its best when free of clutter, so take as many appliances as possible behind panels or recess them into the walls. When done correctly, a completely black kitchen can be a great point of difference when selling a property, one that really makes it stand out from all the plain white kitchens out there on the market.
3. The colours of 2017
Finally, perhaps the biggest discussion that takes place at the start of each year in terms of interior design is which colours will dominate the coming 12 months. Unlike fashion, where these things can radically change multiple times in a decade, interior design styles tend to stay a little bit more consistent. This is simply because property is such a long-term investment, and houses, therefore, need to be built and decorated to last – even in a world with rapidly changing tastes.
By necessity, this means that many of the top colours in 2017 will be relatively neutral, including various shades of white, charcoal and other more earthy tones. However, that doesn’t mean you can’t still have a bit of fun when choosing a colour palette during the building or renovating process. In fact, CSR breaks the 2017 Australian colours into two categories, with the ‘neutral’ tones being accented by bolder ‘bright’ shades. Mozo singles out green and blue as two of the most popular accent colours for this year, so be sure to include splashes and pops of these brighter hues to break up the neutrality of your homes interior and exterior.
